Your roof is your home's first line of defense against a named storm — and under Florida law, it's also the key to keeping your insurance. A survey tells you exactly where you stand, before your carrier asks.
Under FS 627.7011(5), an insurer can't refuse to issue or renew based on roof age alone while your roof is under 15 years old. At 15, that protection ends. You can pay for an inspection to keep coverage, but if it can't show at least five years of useful life, replacement is required to maintain insurance.
Florida Statutes § 627.7011(5)Your roof doesn't last forever. Don't learn what it's worth only after the notice arrives.
Your roof measured from high-resolution aerial imagery — real square footage, not a guess.
We check the county permit record for your property, so the conversation starts from documented facts.
A licensed roofing professional walks your roof and documents its actual condition.
Yours to keep — a clear record of your roof's condition, useful when you talk to your insurance carrier.
If your roof is healthy, we'll tell you that. You'll simply know where you stand — in writing.
If your card showed an estimated reroof investment, that figure is a planning ballpark — your roof's measured area priced at current architectural shingle. It is not a quote. Deck condition, material selection, and code requirements all move the final number, and the survey is how it gets firmed up. No number becomes real until you've seen the roof report and said so.
Tom Boylan was a roofer for more than ten years before moving to the consulting side of the trade — writing specifications, bidding programs, and managing re-roofs for homeowners, communities, and commercial owners across South Florida and the Treasure Coast. As Roof Consultant he works for the owner, not the manufacturer or the contractor: he sets the specification, checks the work against the Florida Building Code, and stays on the job until it's right.
A Florida professional engineer in continuous practice since 1997, credentialed under the current Florida Building Code. Every survey finding is reviewed under his signature before the report reaches you — so the record you keep carries an engineer's name, not just an opinion.
Field surveys are carried out by our team of licensed roof inspectors, working across South Florida and the Treasure Coast. They measure and photograph what is actually on the roof — condition, materials, workmanship — and document it the same day they walk it.
Tell us about your building or portfolio and we'll come back with a documented roof picture — condition, history, and a capital plan you can put in front of a board. Surveys are $150 per building, whether that's one building or the whole portfolio.
